The Housing Needs Assessment provides provides the housing needs analysis and methodology for the Town of Queen Creek for the 2025 – 2030 period as required by Arizona state law (per SB1162) . The document provides apopulation and jobs forecast, identifies housing need, and provides a housing plan for the Town to continue to meet its identified housing needs.
The report is broken up into two main sections, the Housing Data Inventory and Forecasts and the Housing Plan. The Housing Data Inventory and Forecasts contains an analysis of the demographic profile, housing market, housing stock conditions, and land availability in the Town. It also provides a snapshot of the existing vacant land zoned for residential uses. The housing plan providesrecommendations on ensuring the Town continues to adequately meet projected housing needs.
The housing needs forecast methodology in this report uses five factors to determine housing needs: population growth, household size, job growth, available land, and building permits. As appropriate and available, the analysis considers the regional data and trends over time to support and guide the projections. All of these factors contain a range of projections that could occur over the next five years. The final housing need determination is created based on an evaluation of the most likely and reasonable projected scenarios.
The report determines that the Town has adequate vacant land zoned for residential uses to meet the projected housing need for single-family and multifamily units based on the population and job projections for the 2025 – 2030 period.
