Arizona Senate Bill 1229 prescribes certain restrictions on municipalities relating to home design and minimum development standards for single-family homes.Flags

Fact sheet

SB 1229 does nothing to ensure that starter homes are sold to Arizona residents – instead of investors or home flippers who are simply looking for the highest resale price.

  • SB1229 offers no guarantees on the affordability of these so-called ‘starter homes’ for working families and first-time homebuyers. Not one provision.
  • SB 1229 ignores the critical need for police and fire service in growing communities, as well as the need for parks, sidewalks and green space. Cities need roads, fire and police stations, and parks.
  • This short-sighted bill would put an incredible strain on public safety. The lack of planning or resident input could delay police and fire response times and add congestion to neighborhoods. That’s unacceptable.
  • SB 1229 dismantles any city planning our residents rely on for certainty and gives developers a blank slate to hastily build poorly planned neighborhoods that lacks livability, walkability and open space.
